My Ballantyne Country Club Real Estate Market Report 2013 shows a healthy increase of 4.52% in the average sales price in this luxury country club neighborhood.  This follows another 3.34% increase in average sales prices in 2012 after the rock bottom year of 2011.  As my graph below shows, Ballantyne Country Club prices are approaching 2006 levels, before the market crash.

My table below shows the real estate market absorption rate for Ballantyne Country Club.   Absorption rate simply measures how long it will take to sell off all of the current homes for sale in Ballantyne Country Club, assuming NO new homes come on the market.  For the last 3 months, the absorption rate in Ballantyne Country Club is only 4.6 months.  A balanced market between buyers and sellers is a 6 month absorption rate.  So the current absorption rate in this luxury neighborhood indicates that it is a SELLER’s market in Ballantyne Country Club!

Where is Ballantyne Country Club heading in 2014?

As of February 12, 2014, there were only 23 homes for sale in Ballantyne Country Club (see photos/details below).  Homes are selling in 76 days on average (this is almost have the marketing time of last year).   The prices of these country club homes for sale range from $480,000 (foreclosure, in smaller home section) to $3,950,000.  The AVERAGE list price is $1,172,586, while the MEDIAN list price is $1,095,000.  Prices are indeed on the upswing in Ballantyne Country Club.

Currently, there are 9 homes under contract in Ballantyne Country Club, ranging from $539,900 to $1,750,000 (average is $823,575, median is $649,450).

In 2013, 56 homes were sold in Ballantyne Country Club, about the same number of homes sold in 2012 in the neighborhood.  However, the average sales price increased by 4.52% to $780,803, and the price per square foot increased by 7.84% to $165/square foot.  The list-to-sales-price ratio increased to 96%from 94% the year before, meaning that sellers are getting, on average, 96% of their asking price.
