Pricing your home – it has never been more important to determine a competitive price for your South Charlotte NC home for sale. Today’s buyers have a wealth of market data readily available to them, and the dangers of over-pricing your home are significant. By over-pricing your South Charlotte home for sale, you risk netting LESS from your home sale, having a longer time on the market, and missing potential buyers who won’t even see your home.
Pricing Your Home Right – Honestly Assess Your Home With “Buyer Eyes”
Take a look at your home with “buyer eyes.” Would YOU buy your house again? If you were a home buyer in today’s market – do you think your home would compare well to others in price, size, upgrades and location?
There are five basic factors that ultimately determine whether your South Charlotte NC home is going to sell, or simply be one of many homes on the market with very few showings and no offers. Sellers only have control over condition and price (and features if they’ve added any).
- Size (home and lot)
- Features and amenities
Buyers have many choices in today’s market. In order for a seller to maximize the selling price of a home, the home must be “Parade Ready” and priced right! PRICE is determined by: CONDITION, LOCATION, SIZE, and FEATURES. A home that rates highly for CONDITION, LOCATION, SIZE, and FEATURES can be priced higher than homes that are deficient in any of these categories.
Pricing it Right – Be in “The Flow!”
To be among the South Charlotte homes that sell, your home must be sure that you are pricing it right, to be “In the Flow!” In the graphic above, you can see the “flow” of sales activity in any real estate market. There are three categories of homes for sale in South Charlotte NC:
- FLOW – Homes that are considered to be the best Value and Price flow into the market and then leave the market SOLD in less than 60 days.
- SHOW – Homes that are deficient in Value and Price might be shown, but they are not getting any offers. Adjustments must be made in Price and/or Value (condition, features) to get the listing sold.
- STAGNANT MASS – Homes that are greatly deficient in both Value and Price do not even attract showings. There is virtually no activity, and these listings never sell.
Ask yourself where you want to position your home in South Charlotte NC’s competitive real estate market. Remember, any deficiency in the five categories of: CONDITION, LOCATION, SIZE, FEATURES or PRICE will remove your listing from the “Flow” of the market and place it in the “Show but No Offer” category or worse yet, in the “Stagnant Mass” with no showings and no chance of a sale.
If positioned properly, your South Charlotte NC home for sale will be in the “Flow” of the market, and it will attract a buyer.
