I’m here to tell you that Providence Plantation home sales are looking great! Homes that are in great condition and are priced competitively are selling fast, often in multiple-offer situations. Homes that start out over-priced and that perhaps are somewhat dated tend to sit on the market a lot longer and go through many price reductions. If you want to sell your Providence Plantation home, make sure that you fully understand the real estate market in your neighborhood. Don’t make the mistake of pricing your home too high – you will likely end up selling for less money than if you had priced it competitively in the first place.

My most recent sale on August 1, 2012, was for this spectacular 7,200 SF custom home on Brook Hollow RD. This home sold for $986,500, the highest sales price in Providence Plantation since 2008. This sale started a trend, as a home just down the street on Meadow Haven just sold for full price at $900,000! This gorgeous full-brick Georgian above was a great listing of mine on Lancelot DR, and I had it under contract in just two weeks! The sellers had done an incredible job of decorating the home – it felt like a manor home with its 4,300 SF and 1.5 acre estate lot. These special custom built homes on 1+ acres are hard to come by in Charlotte, and the buyers were ready to pounce! This home sold for $555,000 and the sellers got 97% of their asking price. Smart sellers in Providence Plantation price their homes to SELL, not SIT!
The home above on Camelot DR in Providence Plantation is my most incredible blogging success story! I sold this home two years ago, and I was all set to list this home for sale this summer, but hadn’t taken the photos yet. Some great clients from Florida found me on my South Charlotte lifestyle blog, and we struck up an instant repoire. After looking at lots of homes for sale in the Providence High School district, these buyers hadn’t found “the one.” I thought my upcoming listing might do the trick, but didn’t want them to think I was pushing my own listing on them. They definitely wanted to see it, and my seller was basically ready to show. You guessed it… this home was the one! The buyers and seller came together and worked out a deal that was best for everyone. This Providence Plantation home sold for full price at $350,00! Again, smart sellers price their homes to SELL!
This home on Ashgrove Lane in Providence Plantation sold for $355,000 on May 1. Built by Toll Brothers in the newer section of Providence Plantation, this full-brick home with over 3,500 SF, was an incredible deal for the buyers! Located on a quiet cul-de-sac, this home built in 2007 had all the newer bells and whistles – granite countertops, tile backsplash, and tiled/updated bathrooms. Every now and then a deal pops up like this in Providence Plantation, and buyers need to be ready to act quickly!
Providence Plantation NC Home Sales – Lifestyle
The lifestyle in Providence Plantation is AWESOME! My family moved to South Charlotte, NC and Providence Plantation in 1998, and we felt so welcome here. We immediately joined the Providence Plantation Racquet and Swim Club where the kids (and we parents) made a lot of new friends and connections. The kids enjoyed the competitive swim team and the fun parties and social events throughout the summer for the whole family. I enjoyed playing on the women’s tennis team in the Queen City Tennis League, and my husband enjoyed getting out for some tennis and adult beverages with the men!
There are so many ways to get connected with the Providence Plantation lifestyle – there are book clubs, bunko clubs, a garden club, men’s poker clubs, supper clubs, and even our own Providence Plantation 5k run – the “Pineapple Dash,” with proceeds benefitting the Matthews Help Center.
If you’re into sports and fitness, Providence Plantation is within 5 minutes of the Siskey Family YMCA and the Matthews Athletic and Recreation Association (MARA). My kids played ball at MARA throughout their early years, and we have so many fond memories of Little League baseball and Pop Warner football. There are 5 golf courses within a 10 minute drive of Providence Plantation – Providence Country Club, TPC Piper Glen, Raintree Country Club, Cedarwood Country Club, and Charlotte Golf Links.
If shopping’s your bag, you’ll love your location in Providence Plantation! Shop till you drop at the Arboretum Shopping Center, Southpark Mall, Stonecrest Shopping Center, Blakeney Shopping Center, and The Promenade. All of these shopping destinations are within a 15 minute drive!
Are you a foodie? Check out all the neat restaurants near Providence Plantation. At the Arboretum, you’ll find my favorites, Cajun Yard Dog and New South, along with Mickey and Mooch, and Akropolis Cafe, among others. At the Promenade, check out Macaroni Grill and On the Border, along with local establishments such as Sushi 101, Cafe Carolina, and Arooji’s Wine Room. Stonecrest Shopping Center has a variety of restaurants from fine dining at Firebirds or Miro Spanish Grille to more casual fare at JoJo’s China Bistro, Boneheads, City Tavern and Smash Burger. At Blakeney Shopping Center, you’ll go crazy over 131 Main, and other great places to try are Encore Bistro, Brixx Pizza and Thai First Bistro.
